The Fix-It Funds Home Improvement Loan Program enables eligible Medina County homeowners to repair or remodel their homes at interest rates up to 2% below the bank's current interest rate. 

Since its authorization by the County Commissioners in 2002, the Fix-It Funds program has provided over $16 million in low-interest home improvement loans to over 1,000 Medina County residents.  

First Financial Bank, which recently acquired our long-term partner Westfield Bank, is continuing that partnership to  offer these loans.

Requirements

  • 1-4 family unit dwellings with a home value (not including land) of $350,000* or less are eligible.
  • Manufactured homes are not eligible.
  •  Fix-It Funds loans can range from $5,000 to $50,000 and are given on a first-come, first-served basis by First Financial Bank until available funds are depleted.
  • No maximum limit on borrower’s income.
  • Real estate tax payments must be current.
  • Work must be completed within 18 months.
  • Loans may be used for repairs, remodeling, property upgrades, and code compliance with few restrictions. These may include painting, wallpapering, lighting, flooring, plumbing, carpeting, furnaces, air conditioners, additions, decks, window and door replacements, roofing, siding, gutters, driveways, and sidewalks.
  • Such “luxury” improvements as swimming pools, satellite dishes, and hot tubs are ineligible.

A limited amount of funding is available and loans will be approved and funded on a first-come, first-served basis. Certain "luxury" improvements are ineligible. Mortgages are originated by First Financial Bank (NMLS #619717). All loans are subject to credit review and approval.

The Fix-It Funds program is offered by Treasurer John Burke with the authorization of the Medina County Commissioners.
